Job Title: Manager, GSPC (1 year contractor)
Reporting to: Head of HR, Korea
Primary Purpose: To lead and manage end-to-end store construction and renovation projects in Korea, ensuring timely delivery, budget compliance, and adherence to global design standards. This role serves as the key liaison between HQ design teams, local architects, contractors, and landlords, driving project execution from planning through completion while maintaining quality, cost efficiency, and regulatory compliance.
Key Responsibilities
- ownership and management of each project until completion
- consolidates detailed site survey package from vendor for CIA HQ design team to design each project
- work closely with local architect to develop DD to FD
- develops critical path and timeline for each project
- forecasts, tracks and manages budgets for each project
- attends landlord meetings when necessary to fully understand landlord fit-out guidelines, local codes, building conditions, approvals, and local authority requirements
- exercises project tender/bidding process with various contractors/vendors
- negotiates with vendors/contractors to meet with financial goals
- manages millwork deliverables with Procurement team vendor
- coordinates with architects/consultants and GC to ensure that store design from CIA HQ design team is executed
- reviews construction and fixture shop drawings with CIA/Fixture team
- attend bi-weekly Exec Review Meeting with executive team members and HQ design team
- produces weekly internal reports for project tracking (for design feedback, development, material orders, and vendors/contractors progress)
- provides site inspections for on-going projects, produces punch lists for millworks and GC works during and at completion of each project
- consolidates cost evaluation and invoices and payment status for project summaries, complete budget close-out of projects within established time frames
- executes and follow-up on all construction/millwork warranties
- for reimbursement from LL, create cost summary sheet attached with copy of invoices, delivery evidence, and payment proof
- assist store operations in maintenance projects where required
- develops and maintain historical construction cost data for regional market
- ad hoc project support when required
Qualifications
- University graduate required
- Prior 5 years’ experience as a project manager in commercial building/store construction preferred
- Ability to read and interpret architectural drawings
- Good time management skills – able to prioritize job tasks within tight timeline
- Self-starter, good communication (written and verbal), and interpersonal skills
- Proficient in Microsoft project/MS office
- Autocad preferred
- Business level of Korean and English
