Job title: Sr. Manager, Real Estate

Primary Purpose: The Senior Manager will provide support to a diverse and dynamic real estate portfolio for established, iconic brands. The Sr Manager will be passionate about Tapestry’s brands but also have zeal for the changing retail landscape and will be a creative deal maker. This role reports to the Director of Real Estate.


The successful individual will leverage their proficiency in Real Estate to…


  • Negotiate new deals, renewals, closures, renovations, subleases, and any marketing opportunities (on-needed basis) on behalf of Tapestry.
  • Lead site selection and portfolio optimization strategy on behalf of Tapestry’s North American portfolio. Travel to markets for store visits, up to 1-2x per month, in order to review potential new locations or relocation opportunities, and to understand relevant and emerging retail trends.
  • Identify financial and business trends within the portfolio and make data- driven decisions by utilizing department analytical tools
  • Negotiate LOI, leases, lease amendments and all relevant legal agreements in partnership with Legal
  • Maintain key landlord relationships and build network within the retail industry (i.e. real estate brokers, landlord partners, and counterparts at other retailers)
  • Partner with Global Environments team to secure project timelines, budgets and funding for all capital projects
  • Create and present materials to brand and senior level executives during Real Estate Brand Meetings, and GSD (Global Store Development) Presentations
  • Oversee and provide support to any arising facilities or architecture issues portfolio wide.
  • Support LRP & AOP Planning process.
  • Populate deal pipeline to accurately reflect negotiation status and communicate/identify key timelines for partners.
  • Partner with operations and finance on securing sales forecasts
  • Support business in Special Projects with Planning, Marketing, Visual, Legal and Store Operations


The accomplished individual will possess...

  • 7+ years of relevant experience within a retailer/landlord or brokerage where the candidate focused on site selection, committee approvals, deal making and updating and implementing process
  • Experience and understanding of street locations, indoor/outdoor malls, lifestyle centers and outlets
  • Strong negotiating skills and experience on multi deal package negotiation
  • A network of industry contacts that includes brokers, developers and other retailers preferred
  • Strategic thinking and creative approach to problem solving
  • Strong presentation and analytical skills
  • Ability to work within PowerPoint, Excel, Mapping Software
