Architecture Project Manager, Global Store Planning & Construction – Greater China

 

FUNCTION: Architecture Project Management

DEPARTMENT: Global Store Planning & Construction – Greater China

REPORTS TO: New York Architecture Designer | GSPC Head Greater China

 

 

 

 

OVERVIEW:

  • Architecture PM to support Tapestry growth objectives on one of the regions at Greater China.
  • He/ She is responsible for developing with both internal and external resources, that open multiple branded store environments.
  • He/ She is expected to promote positive relationships with all business partners, with a high degree of focus on Design, Business Development, Procurement & Brands Sale Operation.
  • He/ She is to ensures that projects and resources quickly evolve in response to an ever-changing global business environment.

 

 

 

 

RESPONSIBILITIES:

 

Architecture Design

  • He/ She is the leading brand advocate in the region, understanding the intent of the brand design and ensuring high quality execution.
  • Advocates for optimal branded solutions with landlords and local entities on behalf of the Design team and Tapestry Inc.
  • Fully understands the International Business / Brand strategies and needs to interpret and appropriately support Local Market and Travel Retail strategies in the China.
  • Partners with the US-based Design Team to develop construction documents for new stores.
  • Collaborate with Design team to oversee technical design activities and construction documentation.
  • Review construction documents, shop drawings and detail designs and ensure the environment is built to the design intent.
  • Serve as a bridge between the China and NY team in terms of architecture/design communication
  • Consolidate feedback from local team to pass back to NY design team
  • Collect market data/trends relevant to local customers
  • Support new design prototypes by partnering with procurement and GSPC teams.
  • Building drawing database and as built library of stores in China
  • Build layout models/design process for tier 3 and 4 stores to better support China Acceleration Plan.

 

 

Pre-Deal Approval

  • Responsible for project due diligence with Business Development team, establishing budgets and schedules for projects during pre-deal approval in conjunction with the project timeline.
  • Supports the Business Development team in lease negotiations with the landlord (responsible for establishing construction provisions).

 

Project Execution

  • Responsible for coordinating submission strategies with the General Contractor that supports the overall project schedule.
  • Manages contracts of Consultants, General Contractors, and other resources. Oversee and support construction, contract management, change orders and risk.
  • Attend construction sites and prepare reports, from setting-out to punch list completion and opening, to ensure quality of building construction and millwork installation, identifying outstanding issues and ensuring appropriate follow-up.
  • Collaborate with Architecture/ Design team and GCs to define and resolve site-specific, non- typical design-related issues or significant site changes/field conditions that occur during construction.
  • Ensure Health and Safety requirements are identified, communicated, recorded and enforced.
  • Present any project risks or issues to senior managers to ensure the project is not adversely impacted and ensure the delivery of projects to compliant standards.
  • Oversee and ensure completion of store construction and any residual snagging issues are completed in a timely manner and to the required quality.
  • Effectively influence and collaborate with internal and external stakeholders to ensure engagement, expectations, timing and budgets are respected to ensure project delivery.
  • Collaborate with other cross-functional teams e.g. Legal, Finance, HR, IT, Retail Operations, Marketing, VM, & Logistics etc. to obtain the project information necessary to plan the project and deliver to the required dates. Advise colleagues on issues relating to own projects, providing subject matter advice to support delivery and ensure there is alignment between policy and operational practice.
  • Work closely with regional OPS teams in the execution and roll out of projects.
  • Collaborate and communicate daily with the head of the departments, Project Director, Suppliers, Architects, Contractors and Partners, to ensure projects all parties are informed and aware of project progress and expectations to ensure completion on schedule.

 

 

 

 

Handover & Launch

  • Complete snagging, technical handover, testing, commissioning, practical completion and receipt of record documentation, Fire Permit and Certificates.
  • Support Retail Brands Team after handover until store opening, as required.
  • Ensure all store concept design and technical databases (specifications, schedules etc.) are updated by the Architectural & Design team.
  • Ensure all cost databases and generic project schedules / programs are updated accordingly.
  • Participate in contract final account negotiations and close out all contractual and cost commitments.

 

Ad hoc projects and initiatives

  • Strategic and practical development of non-retail sites. Collaborate on development projects for offices, factories and warehouse including but not limited to facilities strategic planning, condition surveys / reviews, space planning etc.
  • Provide advice and expertise to facilities site technicians and store maintenance managers, as required.
  • Collaborate on ad hoc projects and initiatives to streamline processes and department organisation and functions.
  • Use knowledge and experience to review project processes and policies, providing advice to support management in developing and improving processes and systems
  • Manage smaller/general ad hoc projects as may be required.

 

 

 

 

 

 

 

 

QUALIFICATIONS:

  • 6+ years of senior level retail project management experience in a corporate environment or consultancy firm; related commercial experience desired (better with US company experience).
  • Strong written, verbal and visual communication skills in both Mandarin and English; ability to negotiate and influence (i.e. support or challenge Partner-based decisions to ensure upholding Brand standard) .
  • Fluent with design & construction processes, demonstrated applied problem-solving skills.
  • Excellent analytical and management skills to meet all project deadlines in an environment of change and shifting priorities.
  • Trusted advisor, and thought partner to leadership.
  • Strong relationship-building skills; ability to manage cross-functional teams.
  • Effective experience positively managing a team with diverse skill sets.
  • Travel as necessary to foster relationships with brand and global partners, evaluate strategic locations, and analyze markets / regional resources.

 

 

EDUCATION:

  • Bachelor's degree in construction management, architecture, engineering, or equivalent experience
  • Advanced degree preferred
